Renovation Packages and From-Prices for 2026
Our whole-home packages start from $22,000 for a 3-room BTO, $26,000 for a 4-room BTO and $30,000 for a 5-room BTO. A resale 4-room HDB starts from $50,000, a new condo from $24,000, a resale condo from $60,000 and a landed home, interior only, from $80,000. Every price includes 9% GST.
- 3, 4 and 5-room BTO, from $22,000, $26,000 and $30,000: design and a 3D preview, carpentry built in our factory in E0 plywood, and the trades a new flat needs, run by one project manager.
- Resale 4-room HDB, from $50,000: the same, plus the hacking, rewiring, new floors and new toilets an older flat usually needs, which is why it starts higher.
- New condo, 2 to 3 bedrooms, from $24,000: carpentry and the works a new unit needs, with the MCST paperwork prepared for you. See our condo interiors page.
- Resale condo, from $60,000: the hacking and new finishes an older unit needs, planned around MCST approval and the condo's working hours.
- Landed home, interior only, from $80,000: every room under one project manager. Structural and addition-and-alteration works need a Qualified Person and BCA approval, which we do not take on. See landed interiors.
- Kitchen renovation (HDB), from $12,000: hacking, tiling, plumbing, a countertop and a full run of wall and base cabinets.
- Toilet renovation, from $6,500 per toilet: hacking, waterproofing, tiling, sanitary fittings, a vanity, a shower screen and ventilation.
HDB Renovation Packages for BTO and Resale Flats
A BTO package suits a new flat, where carpentry is the biggest line: a 4-room BTO starts from $26,000. A resale package starts higher, from $50,000 for a 4-room, because older flats usually need hacking, rewiring, new floors and new toilets before any carpentry goes in. Both are priced with GST included.

How a Package Differs From a Line-by-Line Quote
A package is a starting point: the usual scope for your home type at a from-price, so you can budget before anyone visits. A line-by-line quote is what you sign: every item with its quantity, material and price, built from your floor plan and the site measurement. We turn every package into one.
That matters when you compare. Two packages with the same headline price can hold very different lengths of carpentry, boards and finishes, so ask for the itemised version before you decide. Ours puts each trade on its own line, with electrical works confirmed on site.
What Moves a Package Price Up or Down
Five things move a package price the most: the length of carpentry in foot run, the finishes you choose, the countertop material, how much false ceiling you want, and the flooring. A longer wardrobe wall or a full false ceiling adds to the total, and a shorter cabinet run brings it down.
- Cabinet length: carpentry is priced per foot run, from $157 for kitchen wall or base cabinets and from $308 for casement wardrobes on our published rate card.
- Finishes: laminate in solid colours and woodgrains, or details such as fluted panels, glass doors and lit niches.
- Countertop: quartz, sintered stone or solid surface, each priced on its own line.
- False ceiling: from a simple box-up around the aircon trunking to a full ceiling with cove lights.
- Flooring: keeping the floor your flat came with, laying vinyl over it, or new tiles.

GST, the Minimum Order and How Payments Are Staged
Every price on this page includes 9% GST, so no tax is added at the end. The whole order needs to come to $10,000 or more, and rooms and works add up: two toilets, or a kitchen on its own, clear it. Payments are progressive, in stages set out in your quotation before work starts.
Your Package Comes With a Handover Date
Every package ends on a date, not an estimate. Once the design is signed off and the site is measured, your handover date goes into the contract, and if we miss it, we pay you $5,000, taken off what you still owe at handover, with any balance paid by bank transfer within 7 days.
The on-time guarantee sets out what can move the date, such as changes you ask for after confirmation or a late HDB permit or MCST approval.
