Landed house interiors, designed and built for how your family lives
A landed house in Singapore has more of everything: more floors, more bathrooms, more storage to plan and more trades on site at once. Best Interior Design designs the interiors of terrace, semi-detached and bungalow homes, builds the carpentry in our own factory, and gives you one project manager who answers for every room.

Landed House Design, Room by Room and Floor by Floor
We design and build the interior of terrace, semi-detached and bungalow homes: the layout of each floor, full-height carpentry, staircase storage, wet and dry kitchens, several bathrooms, flooring, false ceilings, lighting and painting. Our designers plan it, our factory builds the carpentry, and licensed trade partners we coordinate carry out every other trade.
- Living and dining: storage walls, a TV feature wall and display niches sized to the height of the room.
- Bedrooms: full-height wardrobes, study corners and a walk-in wardrobe where the plan allows.
- Stairs and entrance: storage under and beside the staircase, a shoe cabinet and a utility cupboard.
- Kitchens: a closed wet kitchen and an open dry kitchen, planned together.
- Bathrooms: every bathroom in the house renovated in the same schedule.
- Flooring, false ceilings, lighting and painting across every floor, by licensed trade partners we coordinate.
Interior-Only Landed Renovation, and Where It Stops
We take on interior work only. Structural and addition-and-alteration works, such as removing structural walls or extending the house, need a Qualified Person and BCA approval, and we do not take them on. Everything inside the existing structure, from carpentry and tiling to false ceilings and lighting, is what we design and build.
If your plans include structural or addition-and-alteration work, that part needs your Qualified Person and BCA approval first. The interior works can follow once it is done, and we can design the interiors around the new layout.
Full-Height Carpentry and Staircase Storage
Landed homes often have taller walls and more awkward corners than flats, and both are storage space waiting to be built. We build full-height wardrobes and storage walls, cabinets under and beside the staircase, and shoe and utility storage at the entrance, all in our own factory on BestPly E0 plywood.
BestPly E0 releases at most 0.5 mg/L of formaldehyde, a third of the E1 limit, which matters when every bedroom gets a wall of new carpentry. You can visit the factory in Admiralty and see it being built before you commit. For a richer finish, our modern luxury interior design page shows fluted panels, stone-look surfaces and lit niches built the same way.
Wet and Dry Kitchens and Several Bathrooms in One Schedule
A landed kitchen is often two kitchens: a closed wet kitchen for frying and steaming, and an open dry kitchen with an island for breakfast and guests. We plan both together, and renovate the bathrooms on each floor in the same schedule, so the trades move through the house once instead of room by room.
Our kitchen renovation and toilet renovation pages explain what each room's works include, from hacking and waterproofing to cabinets and fittings.
One Project Manager and One Date for the Whole House
More rooms means more trades on site at once, and that is where a landed renovation can slip. One project manager runs every room and trade partner to one schedule, and your handover date goes into the contract once the design is signed off and the site is measured. If we miss it, we pay you $5,000.
The $5,000 is taken off what you still owe at handover, with any balance paid by bank transfer within 7 days. The on-time guarantee sets out what can move the date, such as changes you ask for after confirmation.
Landed Interior Costs and Your Itemised Quote
Interior-only renovation of a landed home starts from $80,000, with 9% GST included. The final figure depends on the number of floors and rooms, the length of carpentry, the kitchens and bathrooms, and the finishes you choose. Every item sits in one itemised quote, written after a free site measurement.
Payments are progressive, as set out in the quotation. To see where a landed home sits beside our other packages, read our renovation packages and prices page.
Frequently Asked Questions
What Does Landed House Interior Design Cost?
With us, interior-only renovation of a landed home starts from $80,000, with GST included. The figure depends on the floors, the rooms, the length of carpentry and the finishes, and every item is listed in one itemised quote.
Do You Take On Structural Works or Extensions?
No. Structural and addition-and-alteration works need a Qualified Person and BCA approval, and we do not take them on. We design and build the interior.
Which Landed Homes Do You Work On?
Terrace, semi-detached and bungalow homes, for interior work only. Every room is run by one project manager, from the first drawing to handover.
Can We Stay in the House During the Renovation?
It depends on the scope. If the works cover every floor, moving out is usually easier on the family, and for a partial renovation we can plan the works floor by floor so part of the house stays usable.
Can I See My Carpentry Before It Is Installed?
Yes. Once we have your brief, you can visit our factory at Northlink Building, 10 Admiralty Street, and see your boards and cabinets being built.
How Long Does a Landed Renovation Take?
Longer than a flat, because there are more rooms and more carpentry to build. We set the dates once the design is signed off and the site is measured, and the handover date goes into your contract.
