Planning a 3-Room BTO Around Two Bedrooms
With two bedrooms, the first decision is what the second one is for: a study, a nursery, a guest room or a walk-in wardrobe. Settle that early, because it decides where the wardrobes, the desk and the storage go, and how much carpentry the flat needs, which is usually the biggest line in a renovation budget.
The living and dining area shares one space, so the TV console, the dining table and the shoe cabinet have to work together. Built-in carpentry along one wall keeps the floor clear, and a false ceiling with cove lights can mark out the dining zone without a partition.
The household shelter makes a useful storeroom. Fit it out with free-standing shelving, because its walls, floor, ceiling and door are never hacked or altered.
3-Room BTO Storage Ideas That Keep the Floor Clear
In a 3-room BTO, storage should go up the walls and along the hallway rather than into the room. Full-height wardrobes, a shoe cabinet with a bench, a bed with drawers and a TV console with closed cabinets hold far more than loose furniture, and they leave the floor clear.
- Hallway storage: a shallow run of cabinets along the corridor for shoes, bags, umbrellas and the vacuum.

A 3-room BTO kitchen usually suits a galley or an L-shaped run, with an island only if the space allows. Opening up a closed kitchen means hacking a wall, which needs HDB approval first. The rest comes down to cabinet length, the countertop and where the fridge, oven and washing machine go.

Fitting a Study Corner Into a 3-Room Flat
You do not need a spare bedroom to work from home. A built-in desk at the end of the TV console, a fold-down table in the second bedroom or a desk run under the bedroom window gives you a proper place to work, with power points planned in from the first drawing.
Plan the sockets and a desk light with the carpentry, not after it. Electrical works are carried out by licensed trade partners we coordinate, and they sit in the same itemised quote as the desk.
