Commercial interiors for shops, F&B outlets and showrooms in Singapore

A shop or F&B outlet cannot trade until its fit-out is finished, so commercial interior design in Singapore runs to one date: the day you open. Best Interior Design designs the space, builds the counters, display fixtures and joinery in our own factory in Admiralty, and runs every trade around your landlord's rules and the hours you are allowed to work.

What Our Commercial Interior Design Work Covers

We design and fit out retail shops, F&B outlets such as cafes and restaurants, and showrooms where products need to be seen in the right light. Every commercial job is assessed case by case after a site visit, because the unit, the landlord's rules and your opening date shape the plan as much as the look does.

  • Retail interior design: display walls and shelving, a cashier counter, fitting rooms where you need them, and a stockroom that keeps boxes out of sight.
  • F&B interior design for cafes and restaurants: a service counter, banquettes and front-of-house seating, and back-of-house storage, with power and water points planned around your equipment.
  • Showrooms: lit display niches, sample walls and a table where customers can sit down and decide.
  • Retail shop renovation for a unit you already trade from, with the works planned so you close for as few days as possible.

Offices are a different brief, built around workstations and meeting rooms, so they have their own office interior design page.

Counters, Display Fixtures and Joinery From Our Own Factory

The counters, display shelving, cabinets and wall panels in your space are built in our own carpentry factory in Admiralty, on E0 plywood bodies. The team that measured your unit builds the joinery, so when a column turns out to sit a few centimetres off the drawing, the counter is redrawn by the people who will build it.

Commercial joinery takes harder use than a kitchen at home. Counters get leaned on all day, drawers open and shut through every shift, and trolleys knock into plinths. We choose surfaces for that wear, such as laminate for display joinery and quartz or sintered stone where food and drink are served, and you can visit the factory before you sign.

Landlord and Mall Fit-Out Rules, Planned Into the Schedule

Your landlord or mall management usually has its own fit-out rules, such as drawings it must approve before work starts and the hours when noisy work is allowed. We read those rules before we draw and plan every approval step into the schedule, so the dates in your contract already allow for them.

It helps to send us these at the start:

  • The landlord's or mall's fit-out guide, and any drawings of the unit they gave you.
  • Your key dates: when you get the unit, how long the landlord gives you to fit it out, and the day you plan to open.
  • Your brand guidelines and any equipment list, such as fridges, coffee machines or display racks, so power and water points go in the right place.
  • Photos of the unit as it is now, including the ceiling, the floor and the shopfront.

After-Hours Works That Keep the Neighbours Trading

Malls and landlords often limit noisy works, such as hacking and drilling, to the hours when neighbouring tenants are closed. We plan the order of trades around the hours your landlord allows, so the loud jobs fall in the permitted window and quieter work, such as painting and fixing joinery, fills the rest of the programme.

Because the joinery is built in our factory, far less cutting and sanding happens on site. Installation is mostly fixing and adjusting, which keeps dust and noise away from the shops next door. Hacking, masonry, plumbing, electrical works, tiling, painting and false ceilings are carried out by licensed trade partners we arrange and coordinate.

A Handover Date Your Opening Can Count On

Once your design is signed off and the unit is measured, the handover date goes into the contract, worked back from the day you plan to open. If we miss it, we pay you $5,000, taken off what you still owe at handover, with any balance paid by bank transfer within 7 days.

The date moves only for the reasons written into our on-time guarantee, such as changes you ask for after confirmation or an approval from your landlord that comes through late. One project manager runs every trade and answers for that date.

How We Quote a Shop or F&B Fit-Out

Commercial jobs are quoted after a site visit, because the shell you take over, the landlord's rules and the equipment you need vary from unit to unit. You get one itemised quote that lists the design, the joinery and every trade line by line, with progressive payments set out in the same document.

  • WhatsApp us the unit's floor plan, your opening date and a few photos of spaces you like.
  • We visit the unit with you and go through the landlord's fit-out rules.
  • Design and a 3D preview of the layout, the counters and the display walls.
  • One itemised quote for the design, the joinery and every trade.
  • Factory production of the joinery while site works run, then installation and a joint walkthrough before handover.

Behind it is the same set-up we use as a design-and-build renovation contractor for homes: our designers, our own factory, licensed trade partners and one project manager. If you are still settling on a look, our guide to interior design styles shows the finishes we design and build.

Frequently Asked Questions

How Is Commercial Interior Design Different From a Home Renovation?

The trades are similar, but the rules and the clock are not. A shop or F&B outlet answers to a landlord or mall with its own fit-out rules and working hours, and every week of works is a week you cannot trade. We plan the schedule around both from the first site visit.

Can You Work at Night or Outside Mall Hours?

Where your landlord allows it, yes. After-hours works are assessed case by case at the site visit, and the hours we agree are written into the quote and the schedule.

Do You Build the Counters and Display Fixtures Yourselves?

Yes. Counters, display shelving, cabinets and wall panels are built in our own factory in Admiralty on E0 plywood bodies, then installed on site. You can visit the factory before you sign.

How Much Does a Commercial Fit-Out Cost?

It depends on the size of the unit, its condition when you take it over, and how much joinery and equipment the space needs, so we price commercial jobs only after a site visit. The quote is itemised line by line, so you can compare it with others and see where the money goes.

How Long Does a Shop or Cafe Fit-Out Take?

It depends on the unit and the landlord's approval steps. As a guide, our factory typically needs 3 to 5 weeks to build the joinery while site works run, and installation follows. Your handover date is fixed in the contract once the design is signed off and the unit is measured.

How Do Payments Work for a Commercial Job?

Payments are progressive. The schedule is set out in your quotation before work starts, so you know what is due at each stage.
