What Our BTO Renovation Package Includes
Each BTO renovation package covers the design and a 3D preview, carpentry built in our own factory in E0 plywood, and the trades your flat needs, from electrical points and painting to a false ceiling. One project manager runs it all, and one itemised quote lists every line before work starts.
On-time handover, or we pay you $5,000
Your handover date is written into the contract once the design is signed off and the site is measured. Miss it, and the $5,000 comes off what you still owe.

Our BTO renovation packages start from $22,000 for a 3-room flat, $26,000 for a 4-room and $30,000 for a 5-room, with 9% GST included. A bigger flat takes more carpentry, lighting and painting, and each package is then sized to your floor plan and the finishes you choose.

What Moves the Price of a BTO Package
Your BTO renovation cost moves with four things: how many feet of carpentry you want, the finishes you choose, whether you add a false ceiling with cove lights, and whether the flat needs flooring. Carpentry is usually the biggest single line, about 28% to 35% of a renovation budget by 2026 cost guides.
- Carpentry length: cabinets and wardrobes are priced by the foot run, so a longer kitchen run or a wall of wardrobes adds up line by line.
- Finishes: fluted panels, glass doors and stone countertops cost more than plain laminate.
- False ceiling: cove lights over the living room add their own line, and you can keep the false ceiling to one room.
- Flooring: needed only if your flat came without floor finishes.

How HDB's Optional Component Scheme Changes Your Package
If you opted into HDB's Optional Component Scheme, your flat comes with floor finishes, internal doors and sanitary fittings already in place. The package then has no need for them, so the budget can go into carpentry, lighting and a false ceiling. If you opted out, flooring, doors and fittings go into your quote as their own lines.

The Order of Works From Key Collection
Start with a defects check. New flats come with a defects liability period, so inspect every room when you collect your keys and report what you find to HDB before any carpentry covers it. Then we measure the flat, confirm the firm quote and start factory production while the site works run.

A Move-In Date You Can Plan Around
If you have promised a landlord or your parents a move-in date, the handover date matters as much as the price. Ours goes into your contract once the design is signed off and the flat is measured, and if we miss it, we pay you $5,000 off what you still owe at handover.
If that is more than what is left to pay, we transfer the balance to you within 7 days. Changes you ask for and HDB approvals can move the date, as our on-time guarantee sets out in full.

Can We See Our Cabinets Being Built?
Yes. Once we have your brief, you can visit our factory at Northlink Building, 10 Admiralty Street, and see boards and cabinets in production for other homes.
