Office interior design and fit-out, with joinery from our own factory
Office interior design in Singapore comes down to a floor plate, a lease and a date: where everyone sits, what the landlord allows, and the day your team moves in. Best Interior Design plans the space, builds the reception, pantry and storage joinery in our own factory, and runs the fit-out to a date written into your contract.

What an Office Fit-Out Covers
An office fit-out turns a bare or tired unit into a working office: space planning, workstations, meeting rooms, a pantry, storage, a reception counter, false ceilings, lighting, electrical works, flooring and painting. We design the layout, build the joinery in our own factory and coordinate licensed trade partners for every other trade.
- Space planning: where each team sits, how people move through the office, and how much room meetings and storage need.
- Workstations and meeting rooms laid out around your headcount and the way your team works.
- A pantry, with cabinets built in our factory.
- Storage walls, filing cabinets and lockers built in our factory.
- A reception counter and feature wall that carry your brand.
- False ceilings, lighting, electrical works and painting by licensed trade partners we coordinate.
Office Joinery Built in Our Own Factory
The reception counter, pantry cabinets, storage walls and feature panels are built in our own factory in Admiralty, on BestPly E0 plywood with at most 0.5 mg/L of formaldehyde, a third of the E1 limit, which matters in a closed, air-conditioned office. The team that drew your joinery is the team that builds it.
You can visit the factory before you commit and see the boards and finishes for yourself. For a calm, clutter-free office, our minimalist interior design page shows the flush, handle-less storage that keeps desks and walls clear.
Landlord and Building Approvals Before Work Starts
An office fit-out needs your landlord's approval before work starts, and building management usually sets rules on working hours, noisy works, deliveries and the protection of common areas. We plan the design and the schedule around those rules from the first drawing, and assess each office case by case before we quote.
Tell us the building and the unit when you send the floor plan, and share any fit-out guidelines your landlord has given you, so the design starts from the right rules.
After-Hours Works That Keep Your Business Running
Noisy works such as hacking and drilling often have to happen after office hours or at weekends, so neighbouring tenants can keep working and your own business can keep trading. Where your building or your business needs it, we plan after-hours works into the schedule, assessed case by case before we quote.
Your Move-In Date, Written Into the Contract
Your move-in or opening date goes into the contract once the design is signed off and the site is measured, backed by our on-time guarantee. If we miss it, we pay you $5,000, taken off what you still owe at handover, with any balance paid by bank transfer within 7 days.
The guarantee terms set out what can move the date, such as changes you ask for after confirmation or an approval that arrives late, so you can plan your lease, your move and your team around it.
Office Reinstatement at the End of a Lease
Many office leases ask you to hand the unit back in its original condition, which can mean removing partitions, carpentry, ceilings and wiring added during your tenancy. We assess reinstatement works case by case after a site visit, against what your lease and landlord require, and price them line by line.
If you are moving from one office to another, the fit-out of the new unit and the reinstatement of the old one can be planned together, so the two dates line up.
Office Renovation Costs, Quoted After a Site Visit
We do not publish office prices, because two offices of the same size can need different work. After a site visit and your brief, you get one itemised quote that lists every item, from the joinery to the electrical works, so you can see what drives the total. Payments are progressive, as set out in the quotation.
For homes, the same team works as a design-and-build renovation contractor. For shops and F&B outlets, see our commercial interior design page.
Frequently Asked Questions
How Much Does an Office Renovation Cost?
It depends on the size and state of the unit, the joinery you need and your building's rules, so we quote after a site visit. The quote lists every item on its own line, so you can see what drives the total.
How Do Landlord Approvals Affect an Office Fit-Out?
Your landlord has to approve the fit-out before work starts, and the building's rules shape the working hours and the schedule. We plan around them from the first drawing and assess each office case by case.
Can the Works Be Done After Office Hours?
Yes, where your building requires it or your business needs to keep running. After-hours works are planned into the schedule and assessed case by case before we quote.
Do You Take On Office Reinstatement Works?
Yes, assessed case by case. We visit the unit, check what your lease and landlord require, and quote the reinstatement works line by line.
How Long Does an Office Fit-Out Take?
It depends on the size of the office, the joinery and the building's working hours. We set the dates once the design is signed off and the site is measured, and your move-in date goes into the contract.
Do You Also Fit Out Shops and F&B Outlets?
Yes. We fit out offices, shops and F&B outlets, and assess each one case by case for landlord approvals, working hours and the opening date.
