What a renovation costs in Singapore in 2026

A renovation budget in Singapore is driven by a handful of lines: carpentry, hacking, tiling, electrical works and the kitchen. This guide sets 2026 market ranges beside the from-prices Best Interior Design publishes, by home type, room and trade, and lists the costs owners forget until the quote arrives.

A from-price is where a typical scope starts, not the figure every home ends at, and a market range can hold more carpentry and works than a starting package. Compare what sits inside each figure before you compare the numbers. Our renovation packages page shows what each package covers.

Costs by Room and by Trade

With us, an HDB kitchen renovation starts from $12,000 and a toilet from $6,500 per toilet, both with GST included. Carpentry is priced per foot run on our published rate card: from $157 for kitchen wall or base cabinets, $308 for casement wardrobes and $151 for vanity cabinets.

2026 cost guides put carpentry at about 28% to 35% of a typical budget, which makes it the line to check first. Hacking, masonry, tiling, plumbing, painting and false ceilings are priced for your site after the measurement, each on its own line. Our kitchen renovation and toilet renovation pages show what those two rooms include.

Costs Owners Forget to Budget For

Four costs catch owners out because they are easy to leave off a first budget: electrical works, which can only be confirmed once the site is opened up; the renovation deposit a condo MCST usually asks for; approvals, which cost time; and the extra hacking and rewiring older flats need. Put a figure against each.

  • Electrical works: rewiring, new points and lighting, shown on our quotes as a budget line until the site is checked, then confirmed.
  • Condo MCST: renovation needs MCST approval and usually a deposit, and working hours follow the by-laws. We prepare the MCST paperwork.
  • Approvals: some HDB works, such as hacking walls or floors, need HDB approval first, and a late approval moves your dates.
  • Older flats: resale homes usually need hacking, rewiring, new floors and toilets, which is why resale packages start higher.
  • Protection, debris disposal and the final clean: easy to miss, so check each has a line on every quote.
  • Moving out: if you leave the flat during the works, add rent or storage to the budget.

How to Read a Renovation Quotation

Read a quotation line by line, not from the total. Each line should say what is being done, where, in which material, in what quantity and at what unit price. Anything marked to be confirmed should still carry a budget figure, and the payment schedule should be written in, stage by stage.

  • Units: carpentry in foot run, tiling and flooring by area, electrical works by the point. A line with no quantity cannot be compared.
  • Materials: the cabinet board, the laminate range, the countertop and the tile, each named on its line.
  • GST: check whether each quote includes it. Ours include 9% GST.
  • Payments: progressive, in stages written into the quotation.
  • Dates: the handover date, written into the contract.

When two quotes for the same flat differ, line them up item by item and the gap usually shows itself: a shorter cabinet run, a different board or a missing trade. If you are budgeting for a 4-room flat, start with our 4-room BTO design and renovation page.

Estimate Your Renovation Cost With the Calculator

Pick your home type, the rooms you are renovating and roughly how much carpentry you want, and the calculator adds up an estimate from our published from-prices and foot-run rates, with GST included. Treat it as a budget to plan around; the itemised quote after a free site measurement gives you the real figure.

What a Late Handover Would Cost You

A late handover has a cost of its own: another month of rent, or another month at your parents' place. So your handover date goes into the contract once the design is signed off and the site is measured, and if we miss it, we pay you $5,000, taken off what you still owe at handover.

Any balance is paid by bank transfer within 7 days. The on-time guarantee sets out how the date is fixed and what can move it, such as changes you ask for after confirmation.

Frequently Asked Questions

How Much Does Renovation Cost in Singapore in 2026?

It depends on the home and the scope. 2026 cost guides put a 4-room BTO at $40,000 to $60,000 and a resale condo at $78,000 to $105,000, and our packages start from $22,000 for a 3-room BTO, with GST included.

How Much Does a 4-Room HDB Renovation Cost?

2026 cost guides put a 4-room BTO at $40,000 to $60,000 and a resale 4-room at $55,000 to $83,000. With us, a 4-room BTO starts from $26,000 and a resale 4-room from $50,000, with GST included.

Is the Renovation Cost Calculator Accurate?

It is a budget guide built on our published from-prices and foot-run rates, with GST included. Your real figure comes from the itemised quote after a free site measurement, once we have seen the walls, the wiring and the floors.

Why Do Renovation Quotes for the Same Flat Differ So Much?

Usually because they do not cover the same things. One quote may list hacking, protection and disposal while another leaves them vague, and carpentry may be quoted in different boards and lengths. Line the quotes up item by item before comparing totals.

Do Your Prices Include GST?

Yes. Every price we publish includes 9% GST, so no tax is added to your quote at the end.

Do I Pay the Full Amount Upfront?

No. Payments are progressive, and the stages are set out in your quotation before any work starts.
