Industrial interior design for HDB and BTO flats, made to live in
Industrial interior design in an HDB flat borrows from old warehouses: cement surfaces, black metal, brick and bare bulbs. Best Interior Design designs the look around HDB's rules and Singapore's humidity, and builds the carpentry in our own factory, so the flat feels raw in the right places and easy to live in everywhere else.

The Elements of an Industrial HDB Interior
An industrial look rests on a few materials used with confidence: cement screed or cement-look floors and walls, black metal frames, a brick-look feature wall, track lighting, open shelving and timber-look laminate carpentry. You do not need all six. Two or three, repeated through the flat, read as industrial without feeling like a workshop.
- Cement screed or cement-look finishes: a true screed floor is laid on site, while cement-look tiles, vinyl or a cement-effect wall finish give the same tone with less care.
- Black metal frames: glass partitions, sliding doors and shelf brackets. Powder-coated aluminium or steel resists rust far better than raw metal in humid air.
- Brick-look feature walls: brick-effect tiles or panels give the texture on an existing wall.
- Track lighting: black tracks and spotlights you can aim at art, shelves or the dining table.
- Open shelving: metal and timber shelves for books and plants, kept to one or two walls because open shelves gather dust.
- Timber-look laminate: walnut, smoked oak or rustic woodgrain on wardrobes and the TV console. It warms the greys and blacks and, unlike solid timber, does not swell or warp in humid air.
A modern industrial HDB flat uses the same palette with cleaner lines: fewer exposed pipes, flush carpentry and one or two black metal details instead of a whole wall of them.
Working Within HDB Rules: Walls, Shelters and Floors
HDB's rules shape an industrial flat as much as any mood board. Structural walls stay where they are, the household shelter's walls, floor, ceiling and door are never hacked or altered, and some works, such as hacking walls or floors, need HDB approval first. We plan exposed looks around those limits from the first drawing.
- A brick look comes from brick-effect tiles or panels fixed to an existing wall, not from hacking one back.
- Exposed conduits and track lights are installed by licensed trade partners we coordinate, as part of the electrical works.
- The household shelter can hold freestanding metal shelving, which suits the look, while its walls, floor, ceiling and door stay untouched.
- If the old floor tiles have to be hacked before the screed goes down, that is one of the works that needs HDB approval before it starts.
HDB sets out what is allowed on its renovation guidelines page, and we check every industrial plan against it before work starts.
Cement Screed Floors: Sealing, Cracks and Daily Care
A cement screed floor is the real thing, but it needs care. It must be sealed so spills and humidity do not stain it, it can develop fine hairline cracks as it cures, and the sealer wears and needs redoing over time. If that sounds like work, cement-look tiles or vinyl give the tone with less upkeep.
- Wipe up oil, soy sauce and coffee quickly, even on a sealed floor.
- Clean with a pH-neutral floor cleaner, because harsh or acidic cleaners wear the sealer down.
- Put felt pads under chair legs and a rug under the dining table.
- Treat fine hairline cracks as part of the character. A screed floor will never look like a tiled one, and that is the point.
Softening Industrial for a Family Home
Keep the industrial bones and warm everything around them. Pair cement greys and black metal with timber-look laminate, rounded edges on tables and counters, rugs, plants and warm white lighting, and put closed storage where children and clutter live. The flat still reads as industrial, but it feels like a home rather than a loft studio.
- Choose rounded corners on the dining table and the island where children run past.
- Keep closed cabinets low and open shelves high, out of reach and away from the splash zone.
- Choose a lighter cement tone and warm white bulbs, so the flat does not feel dark after sunset.
- Add one soft material to every room: a rug, linen curtains or an upholstered bench.
If you like the palette but want less on show, an industrial minimalist flat keeps the cement and black metal and hides almost everything else. Our minimalist interior design guide shows how that storage works.
What Moves the Price of an Industrial Renovation
The price follows the materials, not the label. Custom black metal frames with glass, extra electrical points for track lights and exposed conduits, and the length of carpentry move it most, while screed and cement-look tiles can be priced side by side in your quote so you can compare them before you choose.
Whole-home prices are set by flat type on our renovation packages and prices page, and our 4-room BTO design guide shows how a whole flat comes together, room by room.
Planning, Building and Handing Over Your Industrial Flat
Send us your floor plan, key collection date and the industrial homes you have saved. Our designer turns them into a 3D design, we measure the site for free, and you get a firm itemised quote. The carpentry is built in our factory while site works run, and your handover date goes into the contract.
If we miss that date, we pay you $5,000, taken off what you still owe at handover. The on-time guarantee terms explain what can move it, such as changes you ask for or an HDB permit that arrives late. For other looks, our interior design styles hub compares them side by side.
Frequently Asked Questions
Does Industrial Interior Design Work in an HDB Flat?
Yes, as long as it works within HDB's rules. Structural walls and the household shelter stay as they are, and the look comes from finishes, metal, lighting and carpentry rather than from stripping the flat back.
Can I Have a Cement Screed Floor in My HDB Flat?
You can. It needs sealing, it can show hairline cracks as it cures, and it should be cleaned with a pH-neutral cleaner. If old tiles have to be hacked first, that work needs HDB approval before it starts.
Will an Industrial Look Make a Small Flat Feel Dark?
It can if every surface is grey or black. Use a lighter cement tone, keep black to frames and fittings, and add timber-look laminate and warm white lighting to balance it.
Will Black Metal Frames Rust in Singapore's Humidity?
Raw mild steel will rust in humid air, especially near a kitchen or bathroom. Powder-coated steel or aluminium frames resist it far better and only need a wipe.
How Much Does an Industrial Renovation Cost?
It depends on what the look is built from, not on the style name. Your package is priced by flat type, and the choices you make, such as metal frames, track lighting and the floor finish, are listed line by line in the quote.
Can Industrial and Minimalist Styles Work Together?
Yes. An industrial minimalist flat keeps the cement greys and black metal but hides almost everything behind flush carpentry, so the materials stand out against calm, clear surfaces.
