A renovation contractor that designs, builds and answers for the whole job
Hiring a renovation contractor in Singapore can mean one firm for the design, another for the carpentry and a string of subcontractors you never meet. Best Interior Design puts the whole job under one contract: our designers, carpentry from our own factory in Admiralty, licensed trade partners we coordinate, and one project manager who answers your messages from the first sketch to handover.

A Renovation Contractor That Designs and Builds Under One Contract
We design your home, build the carpentry in our own factory in Admiralty, and coordinate licensed trade partners for hacking, masonry, tiling, plumbing, electrical works, painting and false ceilings. It all sits in one contract and one itemised quote, and one project manager answers for every trade, every date and every snag through to handover.
- Our designers: the layout, a 3D preview, the materials and the drawings every trade works from.
- Our factory in Admiralty: wardrobes, kitchen cabinets, TV consoles and storage, every cabinet body in BestPly E0 plywood with at most 0.5 mg/L of formaldehyde.
- Licensed trade partners we arrange: hacking, masonry, tiling, plumbing, electrical works, painting and false ceilings.
- One project manager: the schedule, the site, the MCST paperwork for condos, and your questions on WhatsApp.
One contract also means one place to go when something does not fit. If a wall turns out 2 centimetres out of line, the team that drew your cabinets is the team that adjusts them, instead of your carpenter and your tiler blaming each other while your move-in date gets closer.

Interior Designer or Renovation Contractor: Who Does What
An interior designer, or ID, plans the space, chooses the materials and draws the layout. A renovation contractor carries out the works: hacking, masonry, plumbing, wiring, tiling, carpentry and painting. Some owners hire one of each and manage the gap between them. A design-and-build firm does both, so the people who draw your home answer for building it.
- Interior designer only: you get the design, and the works are usually subcontracted, so ask who builds your carpentry and who does the wiring.
- Direct contractor: fewer layers between you and the trades, but you bring the design, choose every material and sort out clashes between trades yourself.
- Design and build: one contract, one itemised quote and one project manager, with the design and the build answerable to the same team.
That last route is how we work. Your designer's drawings go straight to our factory and to the trade partners on site, so a question about a cabinet or a power point goes to one team, not three.
How to Compare Renovation Quotes Line by Line
Lay the quotes side by side and compare the same item on each: what is being done, in which material, in what quantity and at what unit price. A lower total often means something is missing or vague, so ask every firm to put each trade on its own line before you compare a single total.
- Scope: every room and every trade, from protection and hacking to debris disposal and the final clean.
- Units: carpentry by the foot run, tiling and flooring by area, electrical works by the point, so you compare like with like.
- Materials: the cabinet board in writing (E0 or E1), the laminate range, the countertop and the tile size.
- Lines to be confirmed on site, such as electrical works, with a budget figure beside them so the total does not jump later.
- Payments: a progressive schedule written into the quotation, so you know what is due at each stage.
- Dates: a handover date in the contract, and what happens if it is missed.
- Warranty: a written workmanship warranty, and what it covers.
2026 cost guides put carpentry at about 28% to 35% of a typical budget, so compare it by foot run and by board rather than by its total. Our renovation cost guide breaks a budget down by home type, room and trade.
Check a Contractor on HDB's Directory Before You Sign
If you live in an HDB flat, HDB requires you to use a contractor listed in its Directory of Renovation Contractors, and some works, such as hacking walls or floors, need HDB approval before they start. Look up the firm's name before you sign, and ask which items on your quote need approval.
HDB sets out which works need approval in its guide to renovation rules, and its page on renovation contractors explains the directory. Whoever you hire, the household shelter's walls, floor, ceiling and door are never hacked or altered. Condos follow the MCST's by-laws instead, and we prepare the MCST paperwork for you.
A Handover Date You Can Hold Us To
Your handover date goes into the contract once the design is signed off and the site is measured. If we miss it, we pay you $5,000, taken off what you still owe at handover, with any balance paid by bank transfer within 7 days. Changes you ask for and late approvals move the date.
Ask every contractor on your shortlist what happens if they run late, and get the answer in writing. Our on-time guarantee sets out how the date is fixed and exactly what can move it, such as an HDB permit or MCST approval that arrives late.
Kitchens, Toilets and Whole Homes: Where to Start
Start with the page that matches your job. Kitchen and toilet renovations each have a guide to what the works include and how they are priced. Whole-home renovations start from a package for your home type, then become an itemised quote once we have your floor plan and have measured the site.
Our kitchen renovation guide covers hacking, plumbing, tiling, the countertop and cabinets from our factory. The toilet renovation guide covers waterproofing, tiling, fittings and the vanity. For the interior renovation of a whole flat, condo or landed home, our renovation packages show what each covers and where its price starts.
Frequently Asked Questions
How Do I Find a Reliable Renovation Contractor in Singapore?
If you live in an HDB flat, check the firm on HDB's Directory of Renovation Contractors first. Then compare itemised quotes line by line rather than totals, ask who builds the carpentry and who does the plumbing and electrical works, and make sure the handover date goes into the contract.
Do You Use Subcontractors?
Our designers and our own factory handle the design and the carpentry. Hacking, masonry, tiling, plumbing, electrical works, painting and false ceilings are done by licensed trade partners we arrange and coordinate, under one project manager and one contract.
Where Is My Carpentry Built?
In our own factory at Northlink Building, 10 Admiralty Street. Once we have your brief, you can arrange a visit and see the boards, the finishes and cabinets being built for other homes before you commit.
How Are Payments Staged?
Payments are progressive, so you pay in stages as the job moves forward. The schedule is written into your quotation before any work starts, so you can see what is due at each stage before you sign.
Do You Renovate Condos and Landed Homes Too?
Yes. For condos, we prepare the MCST paperwork, and the works follow the condo's by-laws and working hours. For landed homes we take on interior work only; structural and addition-and-alteration works need a Qualified Person and BCA approval, which we do not take on.
Is There a Warranty on the Work?
Yes. Every job comes with a written workmanship warranty, so you know what is covered after handover and who to call.
